Long-Term Guest Payment & Vacate Policy
This policy applies to all long-term guests staying at Haven Hollow. It is intended to clearly define payment obligations and enforcement procedures in compliance with Missouri law.
Occupancy of an RV site constitutes acceptance of this policy.
1. Guest Status (Important Notice)
All occupants are considered guests, not tenants.
Extended stays, length of occupancy, or receipt of mail do not create a landlord-tenant relationship or tenancy rights under Missouri law.
2. Monthly Payment & Grace Period
Monthly site fees and applicable charges are due on the 1st of each month.
A grace period is provided through the 5th of the month.
3. Utilities
If payment has not been received by the end of the 5th, Haven Hollow reserves the right to restrict utilities (electric, water and sewer) until the account is brought current. Use of gas generator is not allowed.
4. Requirement to Vacate for Non-Payment
If payment remains unpaid as of the 8th of the month, guests will be required to vacate the RV site immediately, including removal of the recreational vehicle and all personal property.
5. Unlawful Detainer Action
If the guest has not vacated the site by the 9th of the month, management will file an Unlawful Detainer action in the appropriate Missouri court without further notice.
6. Financial Responsibility
Guests are financially responsible for all amounts owed, including but not limited to:
Site fees, utility charges, court filing fees, service fees, and related legal costs, if necessary.
All balances must be paid in full. Paying balance does not guarantee that guest will be welcomed back. Further occupancy will be at the discretion of management.
7. Mail and Address Disclaimer
Receipt of mail, packages, or deliveries does not establish residency or tenancy and does not alter guest status under Missouri law.
Final Notice
This policy is enforced consistently to ensure fairness to all guests and the orderly operation of Haven Hollow. Failure to comply may result in loss of site privileges and legal action.
Management reserves the right to modify this policy.
